Can you or do you know someone who lends money? I ran across someone who needs a loan for $10K to $15k secured on her condo - she said she is willing to pay 14% Interest only, for 2 years with a balloon payment and 10 points.

She owes $92K now and Property is worth about $140K - Comps range from $130K to $160K. She is desperate and willing to try anything - house is set to go to auction next month and she does not want to sell it but may consider other options as long as she gets to stay.

Options #3-4 Come in with $10,000 - same scenario as above on option 1 & 2 - but with $5K less we have 3 weeks to get this done - before she would have to just sell it. But she would guarantee payments & if she missed one she would put house up for sale right away.
